Residential Properties

Buying or selling a home can be the single largest personal business transaction in which a client will partake. We have extensive experience and can help guide you through this increasingly complex process.We represent buyers and sellers of high-end single family homes, co-ops, condominiums and townhouses. We distinguish this practice by offering aggressive “New York style” representation and highly personal service. As seller’s counsel we look to cover all those loopholes and contingencies which create uncertainty and sometimes disappointment. As purchaser’s counsel, we seek to maximize seller disclosures and representations and work hard to assure that our client gets all that has been bargained for… with no unpleasant surprises!

Whether you are purchasing your first home, upgrading to a larger home, or selling your “empty nest”, it should be an exciting and rewarding experience. For those seeking experienced residential real estate advice, Jeffrey A. Margolis can help you take the mystery out of buying real estate in New York and make certain that you have enough information to make informed decisions about your purchase or sale.

The Function of a Real Estate Attorney

One of the most important decisions you will make in the buying process is the attorney that you choose to represent you in the purchase of your home. While your real estate salesperson or broker will work with you to make a decision on which home may satisfy your particular needs, your attorney is the only party who will be working solely for your benefit during the buying process.

In representing a prospective purchaser/seller, an attorney performs the following functions:

‧ Reviews and negotiates the Contract of Sale;
‧ Oversees the process of your purchase, i.e., complying with the terms and conditions of the contract;
‧ Reviews the Abstract of Title; and
‧ Coordinates the closing of title among all parties and the mortgage loan with your lender.
